What is the best construction management software without a monthly subscription?
For a solo contractor or a small crew, the honest answer is: something you own. Subscription platforms are built for companies with a back office, and they charge accordingly – often $50-$400 a month. This is a one-time purchase that covers the daily work – quoting, scheduling, job costing, invoicing and the site paperwork – with no renewal and no seat count.
How do I track job costs and profit on a construction project?
You need four numbers per job: the contract, approved changes, what you have actually spent, and what you have billed. This app keeps all four and does the subtraction for you. Log expenses against the project, log crew hours with a rate, and the margin, the budget-used percentage and the health score update themselves.
Can my client sign a work order on a tablet or phone?
Yes. Open the work order, tap “Capture Client Signature” and the client signs with a finger or stylus. The signature is saved with the work order and prints on it with the name, date and time – no e-signature subscription, and it works with no signal on site.
Can I track building permits and inspections for each job?
Yes. Log each permit with its number, issuing authority, fee and expiry, and each inspection with its date, inspector, result and corrections. Expiring permits and upcoming or failed inspections show on the dashboard and the calendar, so a missed inspection does not hold up the job.
Can two people use it at the same time?
No. There are no user accounts and no live sync – it is a single-operator tool by design. If you need a foreman updating tasks while the office invoices at the same time, you need a cloud subscription instead.
Does it do payroll, tax filing or online payments?
No. It records what you paid and what you were paid; it does not file anything or move money. Reports and CSV exports are built so your bookkeeper can do the filing part quickly.
