What is the best property management software for a small landlord?
For one property or a dozen, the big platforms are the wrong shape: most property management software runs $50–$300 a month once you are past the free tier, and a lot of that pays for tenant screening, ACH processing and multi-user logins a self-managing landlord never touches. OwnDesk Property does the daily work — who is paying rent, what is due, what is broken, what a property actually nets — for a one-time price. It does not do online rent collection, tenant screening, or a second person logging in from another computer at the same time; if you need those, that is a real reason to pay for a subscription.
Can this replace my rent spreadsheet?
That is exactly what it was built for. A spreadsheet cannot tell you which lease expires in three weeks, cannot stop you typing last month’s rent over this month’s, and cannot hand a tenant a printed statement. This does all three, and still exports every table to CSV for Excel, Google Sheets or your accountant.
Do I need internet to use it?
Only to download it. After that it runs entirely offline, and your records are not on someone else’s server.
Can two people manage the portfolio from different computers at the same time?
No — this is single-computer by design. Records move between devices through a backup file you export and import, not live sync. If two people need to edit the same portfolio at the same time, this is the wrong tool, and it’s better to know that before buying than after.
Does it collect rent online or screen tenants?
No. It organizes the records you enter — who owes what, what is overdue, what a property costs to run — but it does not process payments or run background checks. It is not legal, tax or financial advice either, and landlord-tenant rules vary by location; check yours with a qualified professional.
